We currently support major cities including New York, Los Angeles, Chicago, San Francisco, Seattle, Boston, Miami, Austin, San Diego, and Philadelphia.

Government Data Sources

Data sources vary by city but may include:

• Local housing departments and housing preservation agencies
• City and county building departments
• City planning and zoning departments
• County assessors and finance departments
• 311 and municipal service request systems
• Police departments (crime data where available)
• Transit authorities and transportation departments

Third-Party Data Sources

• Google Maps Platform (photos, reviews, nearby places, Street View)
• Real estate listing platforms (for market pricing data)

The Operator does not create, modify, verify, or endorse any of the underlying data. Government data originates from and is maintained by the respective municipal, county, and state agencies. Data availability and types vary by city based on local disclosure requirements. Third-party data is subject to the accuracy and availability of those services.

3. No Warranty — "As Is" Basis

THE WEBSITE AND ALL INFORMATION, CONTENT, AND SERVICES PROVIDED THEREIN ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. THE OPERATOR EXPRESSLY DISCLAIMS ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, COMPLETENESS, RELIABILITY, AND NON-INFRINGEMENT.

Data is sourced from city, county, and state government databases across the United States, as well as third-party services, and is subject to the limitations, errors, and update schedules of those sources.

Market Pricing Data: Rental and sales pricing information displayed on the Website is aggregated from third-party sources and may not reflect current market conditions, actual asking prices, or completed transaction prices. This data should be used for general reference only and not as a definitive guide to property values.

If you believe any information about your property is inaccurate or displayed erroneously, you must contact the relevant local government agency directly to request corrections at the source. The Operator cannot and does not modify source data.

8. User Accounts

• Represent that you have the right to submit such content
• Represent that your content is truthful and based on your actual experience
• Grant the Operator a non-exclusive, royalty-free, perpetual, irrevocable, worldwide license to use, display, reproduce, modify, adapt, publish, translate, create derivative works from, distribute, and sublicense your User Content in any media now known or hereafter developed, including for commercial purposes such as data licensing and analytics products
• Understand that User Content may be publicly visible once approved
• Acknowledge that the Operator may retain approved User Content even if you delete your account
• Acknowledge that your User Content may be aggregated with other data and licensed to third parties

You retain ownership of your User Content, but the license granted above allows the Operator to display it on the Website and use it for commercial data products as described in Section 20.

10. Content Standards

User Content must not:

• Contain false, misleading, or defamatory statements
• Include personal attacks, harassment, or threats against individuals
• Disclose personal information about other individuals without consent
• Contain hate speech, discriminatory content, or obscene material
• Include spam, advertisements, or promotional content
• Violate any applicable laws or regulations
• Infringe on any third-party intellectual property rights
• Be submitted for buildings where you have not lived or had a genuine rental experience

Reviews should reflect your genuine experience as a tenant or prospective tenant.

11. Content Moderation

All User Content is subject to review before being published. The Operator reserves the right to:

• Approve, reject, or remove any User Content at its sole discretion
• Edit User Content only for formatting purposes (content substance will not be altered)
• Remove previously approved content that is later found to violate these Terms
• Suspend or terminate accounts of users who repeatedly violate Content Standards

The Operator is not obligated to publish any User Content and may reject submissions without explanation.

12. Disclaimer for User-Generated Content

User Content represents the opinions and experiences of individual users and does not represent the views of the Operator. The Operator does not:

• Verify the accuracy of User Content
• Endorse any statements made in User Content
• Guarantee that User Content is complete, accurate, or reliable
• Accept liability for any decisions made based on User Content

You should independently verify any information before making decisions based on User Content.

13. Third-Party Content and Services

The Website displays content from third-party services, including:

• Google Places Reviews: Building reviews displayed from Google are the opinions of Google users, not StreetSmart users, and are subject to Google's terms of service.
• Google Maps and Street View: Map imagery and Street View photos are provided by Google and subject to Google's terms.
• Market Pricing Data: Rental and sales pricing data is aggregated from publicly available real estate listings and may be incomplete, outdated, or inaccurate.

The Operator is not responsible for the accuracy, availability, or content of third-party services. Your use of third-party content is subject to the terms and conditions of those third parties.

14. Indemnification

You agree to indemnify, defend, and hold harmless the Operator from and against any and all claims, damages, obligations, losses, liabilities, costs, and expenses arising from: (a) your use of the Website; (b) your violation of these Terms; (c) your violation of any third-party rights, including without limitation any property, privacy, or intellectual property rights; or (d) any User Content you submit, including any claims that your User Content infringes on third-party rights or is defamatory.

15. Account Termination

You may delete your account at any time by contacting us. The Operator may suspend or terminate your account at any time, with or without cause, including but not limited to:

• Violation of these Terms
• Submission of false or misleading User Content
• Abusive behavior toward other users or the Operator
• Suspected fraudulent activity

Upon termination, your right to use the Website will immediately cease. Previously approved User Content may remain on the Website.

16. Modifications to Service and Terms

The Operator reserves the right to modify, suspend, or discontinue the Website at any time without notice. The Operator also reserves the right to modify these Terms at any time. Continued use of the Website after any modifications constitutes acceptance of the updated Terms.

17. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of New York, without regard to its conflict of law provisions. Any disputes arising from these Terms or your use of the Website shall be resolved exclusively in the courts located in New York County, New York.

18. Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

19. Aggregated Data and Data Products

Data Ownership and Proprietary Rights: StreetSmart creates significant value through the aggregation, analysis, scoring, and organization of data from multiple sources. The Operator retains all rights, title, and interest in and to:

• All proprietary scoring methodologies, algorithms, and ranking systems
• All building scores, ratings, and rankings generated by the Website
• All aggregated datasets combining government data, third-party data, and User Content
• All derivative works, analyses, insights, and statistical models created from available data
• Historical pricing data, trends, and market analytics
• Aggregated sentiment data and tenant experience metrics
• Any databases, compilations, or data products created by the Operator

Commercial Licensing: By using the Website and/or submitting User Content, you acknowledge and agree that the Operator may:

• License, sell, or otherwise commercially exploit aggregated, anonymized, or de-identified data to third parties, including but not limited to financial institutions, hedge funds, private equity firms, real estate companies, research organizations, and data analytics companies
• Create and commercialize data products, APIs, reports, analytics services, and research publications derived from aggregated data
• Share aggregated market trends, pricing analytics, and sentiment analysis with commercial partners
• Sublicense aggregated data and data products to third-party data marketplaces and distributors
• Use aggregated data for internal research, product development, and business intelligence purposes

Aggregation and Anonymization: When User Content or usage data is included in licensed data products, it will be:

• Aggregated with other data sources to create statistical datasets
• Anonymized or de-identified to remove personally identifiable information
• Presented in a manner that does not identify individual users

No Compensation: Users are not entitled to any compensation, royalties, or other payment arising from the Operator's commercial use of aggregated data, regardless of whether such data includes or is derived from User Content or usage data. By using the Website, you waive any claim to compensation for such commercial use.
